Major works consultation under the Landlord and Tenant Act 1985, run as a managed process with statutory clocks instead of a folder of Word documents.
The consultation moves through its statutory stages. Notice of Intention opens a thirty day observation window on a live clock. Estimates are logged with nominated contractors flagged, then the Notice of Proposals opens a second thirty day window with the estimates attached. Awards record written reasons when the lowest estimate does not win. Served notices are immutable, observations are logged against the case and the whole consultation links through to the work order that delivers the works. Thresholds for qualifying works and long term agreements are checked across schedules.
