Service charge accounting
PropLink runs the full service charge cycle on a double entry ledger. You build the budget, the system bills each unit by its lease apportionment, and the year end balancing run settles every penny.
Lease schedules define who pays for what. Each schedule maps an expense scope, a unit list and every unit proportion, with shares and percentage modes to match what the leases actually say. Budgets prefill from last year, allocate across schedules and lock on approval, generating a certificate for every unit. Demands go out in annual, twice yearly, quarterly or monthly runs. At year end the balancing preview compares demanded against actual spend and raises penny exact credits or charges.
